The biggest plus point about the location: optimal links to local and interregional transport routes – the recently modernised main railway station is a crossing point for the two most important German ICE high-speed train routes, Cologne – Berlin and Hamburg – Munich, whilst the two autobahns A1 and A2 can be reached in 20 and 15 minutes respectively. Two hotels, the shops of the town centre as well as a museum, library, VHS adult education centre and a university are just a five-minute walk away. In addition to the central bus station there are also public and private parking facilities in the direct vicinity, enabling optimal local accessibility.
With the “Perspektive Innenstadt 2030” framework programme the total of 6,400 m² of vacant space along the distinctive avenue move into focus: five construction plots will enhance the appearance of the town centre with new buildings featuring modern space for offices, services or hotels (totalling approximately 19,000 m² gross floor space). One construction project is already in the specific planning stage (Bahnhofstraße 29), two sites are being developed directly by the town itself whilst in the case of a further two sites the private owners are ready for new construction.
The largest and most central of the sites, directly in front of the station on Willy-Brandt-Platz 1-3 (2,300 m²), offers the best conditions for a speedy start to construction: in the direct vicinity of the station, the vacant municipal site already has planning permission for an office, hotel or services building. Approximately 8,000 m² of floor space are possible here, which you can add your structural mark to. A distinctive individual building can arise here as the gateway to the town centre, offering various uses, including retail or housing.
The development area in the northern section (Bahnhofstraße 13, Am Stadtbad) unites multiple site advantages: the location between the pedestrian area on the one side and several access options via a major road on the other. The subsequent use of a department store, which will cease operations in mid 2019, is accompanied by the addition of the directly adjoining open space and enables a project area of 2,000 m² (6,600 m² gross floor space). Here various usage concepts can be realised, benefiting from the central and well-known address.
An area of 650 m² is in place to round off the area to the south of Neue Bahnhofstraße – and thereby a transition point to the museum quarter residential project. The town is offering the location for commercial but also residential-related use and will close the gap next to the health authority and doctors’ surgeries.
