Working and residential life in the park

Situated near the city centre between the Schlosspark and Rhein-Herne Canal, the “project in the park” is a nascent office and service location that blends into its green surroundings. The proximity to the early Baroque moated castle Wasserschloss Strünkede with its extensive grounds delivers tranquillity and an attractive environment for companies, company visitors and residents.

The SCHLOSS-CAMPUS satisfies the requirements of a premium site with regard to location, accessibility and market potential.

The site lies at the heart of the Ruhr Metropolis, the third largest European conurbation after Paris and London, with extensive economic and scientific/academic potential as well as a significant real estate portfolio. Whether it is Europe, Germany, North Rhine-Westphalia or the Ruhr Metropolis – Herne is always at the centre. One third of the inhabitants of the European Union lives within a radius of 500 kilometres.

The central position within the conurbation offers advantages for the town of Herne: enormous market potential, good accessibility and excellent transport infrastructure. The transport and technical links of the site also take an environmentally-friendly and user-oriented form.

The site is connected to the A 42 autobahn via the Herne-Baukau exit, to the A 43 via the Herner Kreuz junction. All destinations throughout the Ruhr region and periphery can be reached in 45 minutes. 2.5 million potential customers live just a 20-minute drive away, rising to ten million within a 60-minute drive.

The energy and climate concept unites the three key goals of sustainability - energy efficiency, user comfort and economy – thus satisfying the requirements for sustainable development.

Future-proof IT infrastructure comes courtesy of a glass fibre network that offers symmetrical bandwidths of up to 10 gigabits.

Positive synergy effects for new companies are derived from corporate headquarters in the surrounding area and service companies for the nearby Technologie- und Gewerbepark Herne-Baukau with the IGZ Innovationszentrum. Companies from a range of different sectors have located here – from data centres to IT and software firms and on to trade fair construction companies.

The SCHLOSS-CAMPUS is integrated into the urban fabric and has its own profile, of a high urban development and architectural level. The result will be a park-like quarter with work, residential and living elements.

The development concept is already being implemented in collaboration with partners, on the one hand large-scale retail complemented by smaller service and gastronomy units. On the other hand, a housing complex for students, reflecting the proximity to the universities of Bochum, Dortmund and Gelsenkirchen.

A 2.4 ha commercial space is still available for office and service use.
