“6-Seen-Wedau”

In the south of Duisburg - on the southern section of the derelict rail site - the “6-Seen-Wedau” is taking shape, one of the largest urban development projects in North Rhine-Westphalia. A residential site of regional significance is growing on approximately 60 hectares, with around 3,000 residential units. A high standard of living quality, combined with infrastructural offers, educational and care facilities and a diverse range of leisure options characterise the new urban district, which will feature a broad spectrum of high-quality residential forms and types in the private and rental segment.

This will be a new urban district that not only includes housing, but will also serve to even out the shortage of facilities in the south of Duisburg. In addition to a large shopping centre south of the Wedauer Brücke bridge there will also be a new primary school and two child daycare centres, with the reactivation of the rail link between the south of Duisburg and Düsseldorf via Ratingen also planned.

Duisburg council has planning authority and GEBAG Duisburger Baugesellschaft mbH is the body responsible for the development and generous open spaces on the site in the south of Duisburg.

The consensual agreement for the development of the site was signed by the project funders in March 2015. This was followed in June 2016 by the resolution of Duisburg council regarding the urban planning framework as the basis for urban land-use planning. Preparations for achieving building rights for the “6-Seen-Wedau” project are well underway: in summer 2019 the draft development plan was presented to the public for the second time, with a resolution affirming this expected by the end of 2019. The marketing of the site to investors will take place in 15 lots and likely be completed in 2028.

The framework plan for the southern section of the “6 Seen Wedau” comprises five residential quarters with diverse creative focal points, aimed at different target groups. In addition, the northern section of the district will feature retail in a shopping centre as well as the construction of a school and two child daycare centres. The preservation of heritage-listed elements of the former marshalling yard, such as signal tower and brick water tower, means that the 6-Seen-Wedau site will offer an attractive combination of the history of the location with the pioneering function that the district will have in the urban development of Duisburg.

In a competition with prize money totalling 157,000 euros, GEBAG and DB-Immobilien sought to find the best open space planning for the design of the outdoor areas. The jury announced the designs of the Berlin office Atelier Loidl to be the winner.
